Annual Statement

Preparation of an annual statement of the maintenance fee income and expenditures for the contract period, both as a total and individual statement for each condominium. Digital access to documents is available.

The Owners' Meeting

Invitation and conduct of an annual meeting, including sending a timely invitation letter, preparing the agenda and the necessary forms such as powers of attorney, and sending the documents by email, post, or via the customer app.

The Financial Plan

Preparation of a financial plan for the respective calendar year, including a breakdown by cost type in the form of individual financial plans for each special property.

Controlling - Accounting

Establishment of clear, orderly, and commercially managed accounting for the contract period in accordance with the provisions of the WEG Act and the respective community regulations, separate for each homeowners' association.

With us, the accounts are not just virtually separate; reserves are actually placed in a reserve account!

House Rules

The house rules are prepared by the management for approval and subsequently monitored. If violations of the house rules are reported in writing, the management issues verbal or written warnings to the responsible co-owners.
The association will be informed at the next owners' meeting if the warning is unsuccessful. LiSeWa GmbH, in advance, makes a strong contribution to ensuring that everyone in our condominiums gets along well with one another.

LiSeWa GmbH plays a central role in tenders by obtaining, reviewing, and comparing bids to award contracts for maintenance, repair, or modernization measures. We coordinate the entire process from preparation to contract award and monitor implementation, collaborating with planning firms where necessary.

Contract Awarding

Contract awarding on behalf of and for the account of the homeowners' association for minor, routine maintenance measures that do not require a resolution at the homeowners' meeting.

Measures in Urgent Cases

In emergencies such as a burst pipe or fire, the property management company must act immediately, without waiting for an owners' meeting, to avert or minimize damage. LiSeWA GmbH is authorized and obligated to initiate necessary repairs or other measures.

This includes appointing tradesmen or other service providers to eliminate the immediate risk:

> Initiating immediate measures in urgent cases, such as burst pipes, fire, or storm damage

> Reporting damage to the insurance company in the event of insured damage to common property

> Clarifying responsibilities in the event of damage to private/common property

> Advising condominium owners on ways to mitigate damage and appropriate remediation

Support in monitoring the building technology of a condominium complex

The property management company is generally responsible for monitoring the building technology, particularly in the context of maintenance and repairs. This includes regular inspections of heating systems, elevators, ventilation systems, and other technical equipment. The property management company must ensure that these systems function properly and that defects are remedied in a timely manner.

The property management company's monitoring obligations extend to various areas of the building and its technical systems:

> Heating (safety valves, exhaust gas values, pressure and heating oil tanks)

> Elevators (TÜV main inspection with weights, intermediate inspections, emergency horns)

> Lightning protection systems (TÜV main inspections)

> Ventilation systems (TÜV main inspection in underground garages)

> Emergency lighting (TÜV inspection in the building and underground garage)

> Garage doors

> Fire protection systems, including fire service access and free access

> Escape routes, functional and pressure tests of fire extinguishers

> Fire water risers, fire doors, smoke vents in stairwells and escape routes

The property management company is responsible for organizing and monitoring repair and maintenance work. This includes regular inspection of technical systems, documentation of defects, and commissioning of specialist companies to rectify them.
